Details and sources
Within 15 days of the later of the end of the tenancy and the date the landlord receives your forwarding address in writing, the landlord must return the security and pet damage deposits with any interest, or apply for dispute resolution to keep some or all of it (Residential Tenancy Act, section 38). Deductions need your written agreement or an arbitrator's order. If the landlord does neither, you can make a direct request to the RTB and the landlord may be ordered to pay double. You have up to one year after the tenancy ends to give your forwarding address.
The landlord must offer at least 2 opportunities to inspect. A tenant who does not take part may lose the right to the deposit; a landlord who skips the Condition Inspection Report (Form RTB-27) may lose the right to claim against it for damage.

Rent increase check.
BC limit: 2.3% in 2026, 2.2% in 2027. Runs in your browser.
Details and sources
The annual limit depends on the calendar year the increase takes effect: 2.2% for 2027 and 2.3% for 2026 (2025 was 3%). Rent can go up once every 12 months, with at least 3 full months notice. The 3 month check assumes rent is due on the same day of the month as the effective date. Deemed receipt follows Residential Tenancy Act, section 90. Landlords must use Form RTB-7, Notice of Rent Increase - Residential Rental Units. The limit does not apply to some tenancies (for example co-ops, some non-profit and assisted living), and manufactured home parks have extra rules.

FAQ
How long does a BC landlord have to return my security deposit?
Within 15 days after the later of the date the tenancy ends and the date the landlord receives your forwarding address in writing, the landlord must return the deposit with any interest or apply for dispute resolution to claim it. If they do neither, the Residential Tenancy Branch may order them to pay double the deposit.
Why do the move-in and move-out condition inspection reports matter?
Comparing the two reports shows whether the unit was damaged and who is responsible. A landlord who does not offer the inspections and complete the report can lose the right to claim against the deposit for damage, and a tenant who does not take part after two offered opportunities can lose the right to the deposit's return.
What is the maximum rent increase in BC for 2026 and 2027?
The BC government lists the annual rent increase limit as 2.3% for 2026 and 2.2% for 2027, based on when the increase takes effect. Rent can only go up once every 12 months, with at least three full months notice on Form RTB-7, Notice of Rent Increase - Residential Rental Units.
Am I responsible for carpet cleaning when I move out in BC?
Generally yes after a tenancy of one year, and sooner if you had pets that were not caged or you smoked in the unit, according to Residential Tenancy Policy Guideline 1. Check your tenancy agreement as well.
